HOUSE RULES Parties or Events Parties and events are strictly prohibited unless written permission is given . We have a zero-tolerance policy. We utilized exterior cameras & noise monitoring devices to monitor this. Tampering with the cameras or noise monitors is prohibited & will result in a $200 fee. Smoking, Vaping, and Drugs There is no smoking, vaping, or drug use allowed in the house. Guest are allowed to smoke cigarettes or vape outside on the patios but the doors to the house must be closed. All cigarettes must be disposed of properly. Any litter from cigarette butts will results in a $50 fee. Any violations of the indoor smoking policy will incur a $300 fine plus cleaning and repair cost. Check-in & Check-out The primary booking guest must be present upon check in. Check-in is at 2pm and check-out is at 11am. Early check-ins and late check-outs are subject to availability and may incur a fee due to enhanced cleaning measure and third-party cleaning schedules. Guest overstaying or delaying housekeeping will be liable for associated cost. Your reservation ends on your check-out date at 11am unless otherwise agreed upon in writing. Guest Limits The number of overnight guests must not exceed the number stated in the reservation. Violations will result in a cancellation of stay with no refund. Local Reservations Reservations from guests within their city of residence are not allowed. Please contact us if you are booking within your city. Commercial Use Commercial photography and videography without written consent is strictly prohibited. Illegal Activities & Firearms Illegal activity and prostitution are strictly prohibited. Firearms must be kept in personal vehicles and not allowed in the house. Shooting is not allowed on property. Guest Responsibility Guests are responsible for damages, injury, or loss that occur on the premises. Any property damage must be reported. Damages exceeding $100 must be paid by guest. Unreported damages will be reported to the booking agency and charged to the guest. We ask guests to maintain the property in a reasonable condition during their stay. Any excessive cleaning required beyond the standard turnover (e.g., deep cleaning due to spills, stains, or unusual messes) may incur additional fees. Consumable Amenities Initial supplies of amenities like toilet paper and paper towels are provided. Guests are responsible for replenishing these items as needed. Amenities We strive to ensure all advertised amenities are in working order. If an amenity fails mechanically and cannot be used during your stay, we will refund $15 for every 24 hours the amenity is unusable or the fee charged, provided we are properly notified. No refunds are issued for improper use by guests. Internet Service Wireless internet is provided as a courtesy. Tampering with or disconnecting the Internet is strictly prohibited. Any interference will result in a fee along with charges to cover the cost of reestablishing the connection. Service can sometimes be erratic. We are not responsible for internet issues or provide technical support, and no refunds are issued for internet service problems. Guest may not disconnect or tamper with or disconnect the internet equipment. Any interference with the internet setup may result in additional fees. NO MINING CRYPTO CURRENCY ALLOWED Pet Policy Dogs are allowed on a case-by-case basis. All pets must be declared and approved prior to the stay, this includes service animals. The pet fee is $20 per pet per night, with a $200 cap. Unauthorized or unannounced pets will incur a $100 undisclosed pet fee along with the original pet fees. Cats and other pets are not allowed. Please use provided sofa cover on couches. Pet Linens Pets are not allowed on our provided white bed linens. Please use the provided pet linen in the master closet or bring your own if you pet will be on the bed. Excess pet hair on our linens will incur a $50 fee. Pet Guide All pet owners and pets must adhere to the pet policies and regulations outlined in the Pet Guide located in our Welcome Book. Failure to comply with these guidelines may result in additional fees and charges. LAKE RULES Swim at Your Own Risk There is no lifeguard on duty. Minors are not allowed to use the lake without adult supervision. No one should swim alone. Boat Guidelines We provide a boat to use on the lake, please reach out for the code to unlock it if you wish to use it. Minors are not allowed in the boat without a legal adult present. All minors must wear the provided flotation devices. The maximum occupancy of the boat is 4 people. Alcoholic beverages are not allowed. Inflatables Motorized watercraft are prohibited on the lake. However, inflatable lounge tubes, paddle boards, and other inflatables are permitted. No Glass Glass containers are not allowed on or near the lake. Please use plastic cups instead. All cans and trash must be properly disposed of. Fishing Fishing is allowed in the designated areas and is catch and release only. Please use the guidelines outlined in the Welcome Book when handling fish. Booking a reservation constitutes agreement to comply with these House Rules & Lake Rules. Violations will result in liability for any associated damages, fees, costs, or expenses.

Guests are welcome to explore and enjoy all areas of the house and property during their stay. The laundry is located in the garage and you have full access to it but please note that parking inside the garage is not allowed. There are also some closets that are locked, as they contain supplies for our cleaners. Additionally, there is a small shed on the property that is locked, as it houses yard equipment. We appreciate your understanding and cooperation in respecting these locked areas.
